Consultation Update: Grahame Park North East – Phase One Detailed Design

Barnet Homes and Lovell Partnerships are continuing their programme of engagement on proposals for the regeneration of Grahame Park North East Phase 1, following earlier consultation events held in March and July 2025.
An outline planning application for Phase One of the regeneration has been approved, which provides consent for the principle of the regeneration for Phase 1. The project team is now working on the detailed design of the scheme. Residents are being invited to share their views ahead of a further planning application, which is expected to be submitted to Barnet Council by Summer 2026.
A public consultation event will provide an opportunity for residents to see the latest proposals, speak directly with the project team, and ask questions about how the plans are evolving.
What is being proposed?
Phase One of the regeneration proposals includes the delivery of approximately 450 new homes, with 50% provided as affordable housing, placing a strong emphasis on social rented homes. The plans also focus on enhancing the landscape, with improved green spaces and the creation of a new “green spine” to strengthen walking routes and connections across the area. A future Phase Two will follow at a later stage.
Following feedback received from residents, stakeholders and technical consultees, the proposals have been refined to help create a safer, greener and more comfortable neighbourhood. Key refinements include:
- Improved layouts to make walking routes clearer, easier and safer, with better connections to the wider Grahame Park estate
- Enhancements to the central green walking route to strengthen north–south connectivity
- Repositioning of buildings to form more welcoming streets and public spaces
- Adjustments to building heights and layouts to improve daylight, privacy and the quality of courtyards and shared spaces
- Careful placement of taller buildings away from existing homes
- Additional landscaping and enhanced green spaces
- Practical improvements to parking, bin storage and service access
Upcoming consultation event
Residents are invited to attend an informal drop-in consultation event to view the updated proposals and speak with representatives from Lovell, Barnet Homes and the wider project team.

Comments are welcomed until Thursday 12 March 2026, and all feedback will help shape the next stage of design before the planning application is submitted.
